Listing your hotel on Upstay

A hotel joins Upstay through a builder at /partner. You create an account (your mobile and email are each verified by a code), then work through eleven chapters. The chapters are grouped as Go live (Basics, Location, Rooms & prices, Photos, Amenities, Policies, Business & payouts), Delight guests (Guest experience, Your website, Team) and Submit (Review). As you type, the Live preview on the right redraws your listing in three tabs: Marketplace card, Your website and Guest app. Click into any question and a tag, Shows here, points at where that answer appears. The Listing strength ring on the left counts what is required, the questions guests ask, and the optional extras that make a listing shine. Upstay reviews the application and, on approval, creates your hotel with your rooms, photos and answers and emails you the console invite. Until then nothing is public.

Anyone representing a hotel.

upstay.in → List your hotel, or /partner on the hotel console address.

The List your hotel page at upstay.in shows what your own booking site will look like. Type your property’s name and city, pick the type of place, a cover photo and a colour (Coral or Brown), and the preview beside it builds as you type; Desktop and Phone switch its size. The preview is only a sketch: the real address is chosen when Upstay approves your listing. The sliders under What you keep estimate the monthly commission difference against an online travel agency (illustrative; GST and payment-gateway charges apply either way). Under Keep these handy you can tick the six things the listing asks for; the ticks stay on that page and are not saved.

Press Claim (or Start listing) to begin. If you would rather talk first, fill in Rather talk first? and press Ask us to call you; you will see “Thank you” with the number we will call, and Upstay calls back within a working day. When Upstay is not taking new listings online, the Claim button reads Leave your number and takes you to that form.

  1. Create your partner account. The name, city and type you typed on the List your hotel page are kept and shown on the left, drawn the way guests will see them. Enter your name, mobile, email and a password, press Send Codes, then enter the 6-digit code sent to your mobile and the one sent to your email. Continue to Basics turns on once both are verified. Your account is created only when both codes are verified, so if a code does not arrive (for example, the mobile number was mistyped), go back and sign up again with the right details; fresh codes are sent and nothing is lost. If you already have an account, press Sign In. Forgotten your password? Press Forgot password? on the sign-in screen and we will email a link to set a new one.
  2. How would you like to start? If your property is on a booking site, choose where, paste the link to your page and press Save My Link. Nothing is copied from that page; our team uses it while reviewing. Or press Start From Scratch.
  3. Basics. Property name, Type of stay, Star rating (or Not rated), year built, Operating since, Total rooms, the front-desk phone, the email for bookings, WhatsApp, the languages your staff speak, whether you use a channel manager and where else you are listed.
  4. Location. Pick the city (the state fills in), the locality, the street address and PIN, then set the map pin: type your hotel’s name, street or area in Find your area on the map (Google Maps finds it; you can also type coordinates such as 26.8500, 80.9462) to move the pin there, then drag it to your front gate or tap the map where your gate is. The round button on the map uses your current location. Tick that the pin is accurate. Add the distance from the airport and the railway station, and Nearby places: places suggested for your city appear on their own, and you can switch any off or add your own.
  5. Rooms & prices. Start from a template (Standard, Deluxe, Suite, Family) or Add Room Type From Scratch. In the room sheet set the name, how many rooms, beds, size, view, who it sleeps, the base rate, the extra guest charge, whether an extra bed is available, the meal plan and photos (pick several at once, up to 20 per room type). Below the list set the child rule, weekend and season pricing, the minimum stay and Blackout dates.
  6. Photos. At least two each of Exterior & facade, Reception & lobby, Bedrooms and Bathrooms. Drag to reorder, move a photo to another group, and press Set as cover for the one guests see first. Dining, Pool & spa, Rooftop & views and Surroundings are optional. A very dark photo is flagged but kept.
  7. Amenities. One answer for each amenity guests filter by, and the extras.
  8. Policies. Check-in and checkout times, early check-in and late checkout, cancellation refund, the no-show charge, the security deposit, who you accept, accepted IDs, house rules, quiet hours and how guests can pay at the hotel. The line What guests see shows how it reads.
  9. Business & payouts. The legal entity name, owned or leased, an optional GSTIN (Check only confirms the format; our team confirms it with the GST portal), or a PAN with the GST No-Objection Certificate; the payout account (entered twice), the IFSC (the bank and branch fill in from the public IFSC register) and the documents: the title deed or lease, the cancelled cheque (a photo or PDF, uploaded in the Documents list; the Payout account section points you there), and the GSTIN certificate or PAN card.
  10. Review. Still needed lists what is missing with a Fix button each. Check Questions guests ask before booking, read Everything at a glance, tick I accept the Upstay partner agreement and I own or am authorised to list this property, and the details are true., and press Submit for Review.

The three Delight guests chapters never stop you submitting, and each adds to the Listing strength ring. They stay open while a reviewer waits.

  • Guest experience: Online check-in with ID, the Wi-Fi networks guests see, the room-service menu (upload a photo or PDF for our team, or type the items), the requests guests can make during the stay, Offers to sell (a room upgrade is always a request to your desk and is never charged until you agree), a return-guest discount and what the concierge can arrange.
  • Your website: how guests book (Pay at hotel, Pay in full online, Advance online, Request to book), your address (Check tells you whether it is free), a tagline, About the property (Write It For Me drafts it from your answers), three highlights, a colour theme and Questions guests ask.
  • Team: the people to invite, with a role. Nobody is emailed now; they get access when your hotel goes live. Ask Someone to Fill This on a chapter adds a person to your Team with a note; it does not send them a link yet, so you fill the chapter yourself until then.

The status screen shows five stages: Submitted, Under review, Field check, Approved and Live. The times shown are estimates, not promises. Approved means your hotel console is open; your website address shows Not listed yet until Upstay lists your hotel on upstay.in, and then the screen moves to Live on its own and shows the address your hotel was given, which can differ from the one you asked for. Choose how and when you would like the verification call or visit under Pick a time for the verification call or visit; our team confirms it by phone. While you wait, While you wait, make it shine takes you to the optional chapters, and changes there join your listing straight away. The seven Go live chapters and Review are locked until Upstay responds; if the application is sent back, the reason is shown at the top and they open again.

  • When you submit: an email saying we have your application and that review usually takes 1-2 working days. If Upstay has WhatsApp or SMS switched on, you get the same news there too.
  • When our team starts reviewing: an email saying a call or visit is coming, at the time you picked if you picked one.
  • If the application is sent back: an email (and WhatsApp/SMS when on) with our team’s reason, word for word. Sign in, fix it and send it again; everything you filled in is kept.
  • When your hotel is approved: an email (and WhatsApp/SMS when on) saying so, plus an email with the link to your hotel console. Sign in there with the same email or mobile and password you used to list your hotel. If you list a second hotel with the same details, it is added to the same sign-in.
  • If you stop halfway: a reminder email 1, 3 and 7 days after you last saved, telling you how many required answers are left. Saving anything starts the count again; sending the application stops the reminders.

EN / हिन्दी at the top switches the builder between English and Hindi. Need Help? lets you request a call back and shows quick answers; you can also write to contact@upstay.in.

  • Everything saves to your account about a second after you stop typing; Saved with the time shows at the top. You can close the tab and Sign In later.
  • On a phone the chapters sit behind Chapters and the preview behind Preview; Step Through shows one section at a time.
  • Press Sign Out on a shared computer.
  • “That address is taken. Try one of these:” → Pick one of the suggested addresses, or type another and press Check.
  • “The two numbers do not match” → Re-type the payout account number in both boxes.
  • “Location is blocked for this site. Allow it in your browser, or search above.” → Your browser was told not to share your location with Upstay. Allow it in the browser’s site settings, or find your area with the search box.
  • “Your browser only shares location on a secure (https) page. Search above instead.” → Use the search box or drag the pin.
  • “Choose at least one way to book, or guests cannot book online.” → Choose at least one booking option in Your website.
  • Not saved. We will retry. → Check your connection; the next change saves everything again. If you see it after a long pause, sign in again.
  • The Submit button is off → The line beside it says why; Still needed on the Review chapter lists each missing answer with a Fix button.
